Two numbers matter, and they’re not the same thing. The government guideline value is a floor figure set by the state, used to calculate stamp duty and registration fees. The market value is whatever a willing buyer actually pays, and it usually runs higher than the guideline value in a growing corridor like Tambaram.

On top of the base price, ask what’s included versus billed separately — development charges, electricity and water connection charges, corpus or club-membership fees, and any preferential-location charges for corner plots or park-facing units.
